Job Summary
Oversees all repair of fire alarm systems, lighting systems
and preventive maintenance. Interface
with internal and external users of facilities.
Scope
This position works in the area of maintenance and operation
of the Central Plant. Work contacts
include administrators, faculty, staff, trainees, students, vendors, work
associates, and general public.
Supervision Received
This position reports to the College Facilities Manager;
receives general direction regarding routine and standard matters and specific
instructions regarding non-routine and sensitive matters.
Supervision Exercised
This position supervises Heating, Ventilation, Air
Conditioning (HVAC) technician, HVAC trainees and temporaries.
Representative Duties
Organizes, directs, and supervises all HVAC staff; follow up
to insure all assignments have been completed; hires and provides training for
assigned staff; directs and evaluated staff; responsible for purchase and
issuance of supplies; assists in writing specifications to purchase, install or
repair HVAC equipment; recommends equipment, vendors, chemicals, and suppliers;
maintains inventory list of all HVAC equipment; develops, maintains and
monitors preventative maintenance programs; conducts in-house inspections of
campus facilities; maintains MSDS; assists with the development of policies and
procedures related to HVAC activities; enforces OSHA, HAZCOM and HAZMAT
compliance programs; performs related duties as assigned; supervises and
coordinates in-house inspections, repairs, maintenance, construction, and
remodel of all in-house projects pertaining to HVAC; monitors all fire panels,
lighting systems, pull stations, horn strobes and other fire apparatus for
operational order; performs related duties as assigned.
Knowledge and Abilities
Knowledge of: practices of HVAC maintenance and operations;
computer software and maintenance systems software; pertinent compliance
programs; inventory control.
Ability to: supervise employees; direct the training of
assigned staff; maintain accurate records; perform minor repairs on HVAC
equipment; communicate effectively orally and in writing; establish cooperative
working relationships in the course of performing assigned duties.
Training and Experience
Any combination of education, training, and experience that
provides the required knowledge and abilities.
An example of this would be experience in a supervisory capacity in a
large Maintenance facility.
Special Conditions of Employment
This position is a 24-hour emergency call. Positions in this class may require
strenuous lifting and bending. Some positions may require a Class D Driver’s License.
