Job Summary


Supervises and coordinates the workflow of facility repairs, preventative maintenance, construction and inspection activities of Maintenance & Operation, and Crafts personnel. 


Scope


This position works in the area of Maintenance and Operation.  Work contacts include, administrators, faculty, staff, work associates, trainees, architects, engineers, contractors, vendors, and general public.  


Supervision Received


This position reports to the college Facilities Manager/Director B&G or other administrator who has overall responsibility for the maintenance and operations of one or more campus sites; receives general direction regarding routine and standard matters; specific instructions regarding non-routine matters. 


Supervision Exercised


This position supervises Heating, Ventilation, Air Conditioning (HVAC) technicians, Plumbers, Electricians, Equipment Mechanics, Carpenters, Painters, Building Maintenance Technicians, Utility Workers, Maintenance Assistants, and department apprentices/trainees. 


Representative Duties


Supervises and coordinates in-house inspections, repairs, maintenance, construction, and remodeling activities of campus facilities; assists in the development of capital investment and major components replacement programs; monitors performance of contractors and schedules Crafts personnel for construction inspections as appropriate; assists in writing specifications to purchase, install or repair equipment; assist in preparing budgets; reviews and assigns work orders to appropriate maintenance personnel; assists in developing cost estimates for B&G work requests; performs quality assurance inspections of completed jobs; requests purchase orders and requisitions for approved projects; monitors facility condition assessment program; maintains and monitors preventive maintenance programs; develops and maintains computerized spreadsheets to track resource usage; develops and enforces OSHA, HAZCOM and HAZMAT compliance programs; performs related duties as assigned. 


Knowledge and Abilities


Knowledge of: practices of institutional maintenance and operations of HVAC systems; water chillers; building/structural, electricity; equipment and vehicle maintenance, plumbing, mechanical codes and systems; Computerized Maintenance Management Systems; computer software programs; construction methods. 


Ability to: supervise assigned staff; assist in planning and designing construction; prepare estimates; read schematics and construction drawings; maintain accurate records, communicate effectively orally and in writing; establish cooperative working relationships with persons contacted in the course of performing assigned duties. 


Training and Experience


Any combination of education, training, and experience that provides the required knowledge and abilities.  An example of this would be experience in a supervisory capacity in maintenance and operations and computerized maintenance management system, with direct experience in one or more of the crafts supervised. 


Special Conditions of Employment


This position is on a 24-hour emergency call. 


Working Conditions


Positions in this class may require strenuous lifting, bending, and climbing. Some positions may require a Class D Driver’s License.
