Job Summary
Directs the overall custodial, grounds, and crafts
activities necessary to operate and maintain the grounds and buildings of
assigned college.
Scope
This position works in the area of Maintenance and
Operations. Work contacts include
administrators, faculty, staff, students, general public, vendors, contractors
and regulatory agency staff. Equipment
used includes computer, drafting equipment, and a variety of grounds, custodial
equipment; HVAC and other crafts equipment as needed.
Supervision Received
This position reports to a College President, Dean, or other
administrator who has overall responsibility for maintenance and operations of
one or more facilities; receives general direction regarding routine and
standard matters; specific instructions regarding non‑routine and highly
sensitive matters.
Supervision Exercised
Supervises all maintenance and operations staff.
Representative Duties
Directs maintenance and operations of college facilities,
grounds, and mechanical equipment; develops and controls department budgets;
coordinates construction activities with District staff and contractors;
develops and administers departmental policies and procedures; supervises and
evaluates assigned maintenance and operations employees; makes recommendations
for physical plant maintenance and repairs, and accommodations for handicapped
access; initiates requisitions for the purchase of materials and supplies;
files reports on accidents, vandalism, thefts and burglaries; supervises
preparations for scheduled college events; prepares payroll requests, absence
and other administrative reports; develops and coordinates preventive
maintenance programs, energy conversation programs and M&O training
programs; performs related duties as assigned.
Knowledge and Abilities
Knowledge
of: current practices of institutional maintenance and operations in the areas
of heating, ventilation, and air conditioning; electricity; equipment and
vehicle maintenance; carpentry; plumbing; painting; grounds keeping; and
housekeeping; governmental codes and regulations related to safety, fire,
construction, and public access; cognizant of national and local fire, safety,
and building codes.
Ability
to: supervise the work of skilled crafts persons and other departmental
employees, read and understand blueprints and a variety of technical
instruction manuals; maintain accurate records; develop cost estimates and
budgets; communicate effectively orally and in writing; establish cooperative
working relationships with persons contacted in the course of performing
assigned duties.
Training and Experience
Any combination of education, training, and experience that
provides the required knowledge and abilities.
An example of this would be experience in a supervisory capacity in
maintenance and operations, with direct experience in one or more of the crafts
supervised.
Special Conditions of Employment
This position is on 24‑hour emergency call, and may
require State of Arizona license for pesticide spraying.
Working Conditions
Positions in this class may occasionally require strenuous
lifting, bending, climbing, etc.
